HMO Properties
HMO Properties (Houses in Multiple Occupation)
City of Edinburgh Council requires all owners of let properties with three or more unrelated residents, to apply for a licence. For an additional fee we can carry out all the administration required for the licence application, attend the council inspections and supervise the carrying out of the necessary works to obtain the licence. Both this fee and the licence are due annually and we can carry out HMO Management only.
HMO Management includes:
- Inspecting property for HMO compliance
- Comply with any changes in legislation
- Advising LL of any required upgrades
- Supervising and instructing upgrade requirements
- Applying for HMO licence
- Provision of approved site plan for Council’s attention
- Placing site notice
- Site Notice forwarded to council at expiration of statutory timescale
- Collating all certificates for presentation to council
- Carry out joint inspection with council
- Coordinating any subsequent works as and if required
- Attending any council regulatory committees
- Ensuring prominent display of Licence in property along with other required certification
- 24 hour phone line
- Fire Risk Assessment*(Additional charge)
The City of Edinburgh Council charges the following for an HMO licence:
- 3 Person – £505
- 4 Person – £545
- 5 Person – £585
Licences are currently renewed annually and for the renewal, the costs are:
- 3 Person – £330
- 4 Person – £370
- 5 Person – £410
